Luxury custom home services in Kew and Melbourne's inner east

Our Services — Design, Engineering, Construction. One Roof.

Scope Of Services

Everything required to deliver a luxury custom home in Kew — managed under one roof.

1

Design

Your home resolved completely before construction begins.

Architectural Design — Civil & Structural

From concept to construction documentation, architecture and structural engineering are developed together in-house. Site constraints, heritage overlays, and council requirements are resolved at the design stage — not during the build.

Facade & Landscape Design

In Kew, facade and landscape are designed together as a single, integrated decision. Material selection, massing, and glazing are resolved in tandem with site analysis, hard and soft landscaping, drainage, and external lighting — all considered against the architectural character of the street and specified at the design stage so they are delivered as part of the build and built to last.

Visualization & Rendering

Photorealistic spatial visualization before a single decision is committed to site. A design tool, not a marketing exercise — giving clients the clarity to choose with confidence.

MEP Design — Mechanical, Electrical & Plumbing

Mechanical, electrical, and hydraulic systems are designed from the outset, fully coordinated with architecture and structure. Hydronic heating, home automation, EV charging, and integrated appliances — specified to how you live.

Interior Design

Interiors are not separated from architecture at Albert Living. Finishes, joinery, lighting, and furniture placement are resolved in the architectural drawings — so what you approve is what is built.

2

Approval & Documentation

Every permit, specification, and submission — handled completely.

MATERIAL SPECIFICATION & COMPLIANCE

Every material is specified against performance requirements, compliance obligations, and design intent simultaneously — documented to NCC and Australian Standards. Rigour that protects the design and the programme.

BUILDING PERMIT

Full permit application and submission managed in-house — documentation, consultant coordination, surveyor engagement, and RFI responses. Internally coordinated documentation means first-lodgement submissions, not repeated revisions.

PROJECT DOCUMENTATION & BUILDING PERMIT REVISIONS

A complete, coordinated drawing set maintained across all disciplines throughout the project. Where permit revisions arise during construction, we manage them in full — without disrupting programme.

3

Construction

Built to the drawings. Delivered to the standard.

SOURCING & PROCUREMENT

Procurement driven by the design team, not substituted under a builder's allowance. Every material — structural, external, internal, joinery, stone, furniture — sourced to the original specification with lead times planned from the outset.

CONSTRUCTION MANAGEMENT

Full site oversight across every phase — structure, envelope, services, fit-out, joinery, stone, and landscape. Because our site team works with the architects who designed the project, queries are resolved at drawing speed.

4

Completion

Delivered complete. Not handed over to be finished.

OCCUPANCY PERMIT

Final inspections, documentation sign-off, and building surveyor coordination — managed in full. You move in when the building is finished and the permit confirms it.

CUSTOM JOINERY, STONE FINISHES & FURNITURE

This is where Albert Living is without parallel in Melbourne. Joinery designed in-house, produced in our own workshop, installed by our team. Stone selected at the design stage, sourced directly, installed on site. Furniture integrated from the first drawing — not chosen from a showroom after handover.

Why Integration Matters

How We Work

Most custom homes in Melbourne are built across a fragmented chain. The architect designs. The builder prices. The joiner quotes separately. At each handover, something is lost — design intent, material quality, budget control.

Albert Living was built to close that gap.
One team manages everything: architecture, engineering, construction, joinery, and stone. The people who design your home are the same people who build it. What is drawn is what is delivered.
