MATERIAL SPECIFICATION & COMPLIANCE
Every material is specified against performance requirements, compliance obligations, and design intent simultaneously — documented to NCC and Australian Standards. Rigour that protects the design and the programme.
BUILDING PERMIT
Full permit application and submission managed in-house — documentation, consultant coordination, surveyor engagement, and RFI responses. Internally coordinated documentation means first-lodgement submissions, not repeated revisions.
PROJECT DOCUMENTATION & BUILDING PERMIT REVISIONS
A complete, coordinated drawing set maintained across all disciplines throughout the project. Where permit revisions arise during construction, we manage them in full — without disrupting programme.

SOURCING & PROCUREMENT
Procurement driven by the design team, not substituted under a builder's allowance. Every material — structural, external, internal, joinery, stone, furniture — sourced to the original specification with lead times planned from the outset.
CONSTRUCTION MANAGEMENT
Full site oversight across every phase — structure, envelope, services, fit-out, joinery, stone, and landscape. Because our site team works with the architects who designed the project, queries are resolved at drawing speed.

Delivered complete. Not handed over to be finished.
OCCUPANCY PERMIT
Final inspections, documentation sign-off, and building surveyor coordination — managed in full. You move in when the building is finished and the permit confirms it.
CUSTOM JOINERY, STONE FINISHES & FURNITURE
This is where Albert Living is without parallel in Melbourne. Joinery designed in-house, produced in our own workshop, installed by our team. Stone selected at the design stage, sourced directly, installed on site. Furniture integrated from the first drawing — not chosen from a showroom after handover.
