Early Access to Albert Living Developments

Albert Living completes and sells a small number of luxury properties in Melbourne's inner east each year. Two are completing shortly — 100 Derby St, Kew (~$3.5M) and 70 Cobden St, Kew (~$7.5M), with more in the pipeline. Partner agents get early access before they list publicly. Commission is 3.5% for off-plan sales, market rate for post-completion campaigns, with performance bonuses on sales above threshold.

A Transparent Referral Economic

Refer a client who signs a build with Albert Living and you earn 2% of the build value. On a $2M build that's $40,000. On a $4M build that's $80,000. Paid on the same schedule we get paid: progress payments through the build, full reconciliation at handover. No tiers, no thresholds, no 'up to' language. The maths is the maths.

A Credible Third Option for Buyers Who Can't Find It on the Market

Buyers in Toorak, Hawthorn, Kew, Camberwell, South Yarra increasingly can't find what they want on the open market. The standard alternatives — buy and renovate, or knock down and rebuild with a generalist builder — both have significant downside. Albert Living gives you a third option to put in front of those clients: a bespoke build with a single owner-operated team handling design, construction, joinery, stone, and interiors under one fixed-price contract. You look smart in front of the client. We do the work.

Owner-operated. I'm Kade Hancock — I own the company, I sign every contract, I'm on every site. The agent introducing your client to us is dealing directly with the principal. Not a salesperson, not an estimator.



Vertically integrated. Design, construction, joinery, stone, and interior fit-out are all handled in-house. One contract, one accountability point, one fixed price agreed before the build starts. No surprise variations, no finger-pointing between trades.



Bespoke at the top end. We build a small number of homes per year, all in Melbourne's inner east, all in the $2M–$5M+ range. We don't take on volume work and we don't take on projects we're not the right fit for. If we accept a referral, we'll deliver it.
